Since the company’s launch in 2019 through 2025, Gates Developments has delivered 2,130 units across its various projects in East and West Cairo.
The company aims to deliver 972 units during the coming year, 2026, across its different developments, supported by the strength of its wholly owned construction arm, Gates Con.
Gates Developments also plans to expand in the most prime locations in New Sheikh Zayed by launching two new projects in 2026, one spanning 70 feddans and the other 23 feddans.
Gates Developments successfully concluded a field tour organized for journalists and media professionals specializing in the real estate sector. The tour included a visit to the Gates Privé project site in Sheikh Zayed City, as well as site visits to Gates Lugar in front of Sphinx International Airport and the Space Commercial Complex, located directly on the 26th of July Corridor in West Cairo. The tour aimed to showcase achieved execution milestones and allow attendees to follow construction progress on the ground.
During the tour, Gates Developments officially announced the commencement of delivery for the entire Gates Privé residential project one full year ahead of its contractual delivery date—an achievement that reflects the company’s strong commitment to timelines and its ability to execute according to the highest standards. This success comes in line with the company’s three-year strategic plan, supported by its dedicated team, its strong in-house construction arm, and continuous follow-up by executive management to achieve targeted goals. The announcement comes at a time when the Egyptian real estate market is facing increasing challenges, most notably rising construction material costs, reaffirming that disciplined planning and effective risk management can still deliver exceptional results.
Hassan Nasr, CEO of Gates Developments, emphasized that this achievement is built on the strength of the company’s owned construction arm, Gates Con, which has enabled the company to ensure quality and accelerate execution across all project phases. This directly resulted in delivering Gates Privé one year ahead of schedule without any compromise on specifications or finishing quality.
The Gates Privé project spans an area of 17 feddans and includes only 98 residential units, following a low-density community concept, with 85% of the project allocated to landscaping and roads. It offers a distinctive model of upscale living centered on privacy and green spaces. The project was designed by architect Raef Fahmy, blending architecture, art, and nature in a strategic location approximately two kilometers from Walk of Cairo and close to Mall of Arabia and Arkan Plaza. During the visit, journalists also reviewed the progress of Privé Mall, which has reached approximately 60% completion and is scheduled for delivery by the end of 2026, completing the project’s integrated ecosystem.
The tour extended to Gates Lugar in the New Sphinx area, which enjoys a direct location on the Cairo–Alexandria Desert Road and opposite Sphinx International Airport. The project is considered one of the most prominent residential developments in a rapidly growing urban and investment zone. Gates Lugar includes 935 residential units, with construction progress reaching around 25%, reflecting the company’s commitment to accelerating development in promising strategic locations, especially given the project’s proximity to the Pyramids and the Grand Egyptian Museum.
The tour also included Space Commercial Complex in Sheikh Zayed City, a fully integrated commercial, administrative, and medical project built on an area of 33,600 square meters and comprising 545 units. Approximately 25% of construction works have been completed, with a clear plan to begin delivering the first phase within two years. During the visit, strong demand from major entities was confirmed, as Ezz El Arab announced its selection of an entire building within Space Commercial Complex to serve as its new headquarters in West Cairo. The company is also in the process of finalizing an agreement with one of the largest hypermarket chains in the market, alongside previously announced brands—reflecting major institutions’ confidence in the quality of Gates Developments’ projects and their ability to meet modern operational requirements.
These projects reflect the diversity and strength of Gates Developments’ portfolio, which includes a comprehensive range of residential, commercial, administrative, medical, and coastal developments in strategic locations across Egypt. The portfolio includes West Gate, a commercial and administrative project in 6th of October City that has been fully delivered and is now fully operational, comprising 210 units over an area of 16,800 square meters, as well as Plaza Espana in West Cairo, which has been operational for two years.
The portfolio also includes Audaz Mall in the Financial District of the New Administrative Capital, where all 746 units have been delivered and the project is currently under trial operation, and Catalan, an integrated residential project in the R7 district of the New Administrative Capital spanning 40 feddans, comprising 1,765 units, of which 1,084 units have already been delivered. Additionally, the Venia mixed-use project in the New Administrative Capital has reached approximately 50% completion and is scheduled for delivery in 2027.
On the coastal front, Gates Developments continues to develop LYV Caesar in Ras El Hekma on the North Coast, a fully integrated coastal project spanning 206 feddans with a total of 3,008 units. The project includes a hotel with 150 rooms and a beachfront stretching nearly 400 meters. This development aligns with the company’s vision of delivering a regionally competitive real estate product, supported by a clear delivery plan starting in 2029, with part of the first phase to be executed and delivered as a tangible model during 2026.
