Marsoum Developments is targeting investments of around EGP 50 billion in The Centeral Gate, its new integrated mixed-use project in October Gardens, as the developer expands its presence in Egypt’s real estate market with a development spanning 80 feddans.
The Centeral Gate will feature residential units, a hotel, medical complex, administrative and commercial facilities, as well as green spaces and other services, creating an integrated community that combines living, business and services.
The project marks Marsoum Developments’ second development in Egypt, following Smouha Gate in Alexandria, which represents investments of around EGP 20 billion.
Marsoum officially launched The Centeral Gate during an event held at the Grand Egyptian Museum, reflecting the company’s strategy to expand into West Cairo and capitalize on the area’s growing urban and investment potential.
The Centeral Gate: An integrated mixed-use development
The Centeral Gate is strategically located directly on the Middle Ring Road, near Al-Wahat Road, Juhayna Square and the 26 July Corridor, providing access to major roads and transportation corridors connecting West Cairo with 6th of October City and surrounding areas.
The 80-feddan project is designed around a mixed-use model combining residential, commercial, administrative, hospitality, medical and service components.
The residential offering will include apartments starting from 74 square meters, alongside two- and three-bedroom units and duplexes.
Residential units will start at EGP 1.8 million, with payment plans starting from a 5% down payment and installments extending for up to 12 years.
Ayman Embabi, Chairman of Marsoum Developments, said the launch of The Centeral Gate represents an important step in the company’s expansion strategy in Egypt.
He said the selection of October Gardens was driven by the area’s urban and investment potential, in addition to its connectivity with major roads and transportation corridors in West Cairo.
“We did not look at the project as merely a collection of residential units. We set out to develop an integrated urban community that brings together living, work, services and retail, in line with the evolving concept of new cities and the changing needs of customers,” Embabi said.
He added that Marsoum aims to develop projects that create real value for customers, whether they are purchasing for residential purposes or investment.
“The Centeral Gate is more than just a real estate project. We are building an integrated community that places people and their daily needs at the heart of the planning and development process,” Embabi said.
Residential, commercial and medical components
The Centeral Gate will combine residential areas with commercial and administrative facilities, a hotel and a medical complex, alongside green areas and infrastructure.
Marsoum said the diversified uses are designed to create an integrated environment where residents can access essential services and activities within the development.
The commercial and administrative components are also expected to support the project’s investment appeal by providing services to residents and neighboring communities while creating an active business environment within The Centeral Gate.
Sayed Saber, Executive Board Member of Marsoum Developments, said the project’s location, diversified units, mixed-use model and flexible payment plans are among the main elements of the company’s strategy for The Centeral Gate.
“We are not marketing a standalone unit; we are offering an integrated ecosystem. Customers today are looking for the right location, quality planning, diverse uses and services, while also needing a payment plan that matches their purchasing power,” Saber said.
He added that The Centeral Gate’s location on the Middle Ring Road gives the project a competitive advantage amid the rapid development of West Cairo and increasing demand for integrated developments with direct access to major transportation corridors.
Expanding in Egypt
The Centeral Gate follows Marsoum’s Smouha Gate project in Alexandria, which carries investments of around EGP 20 billion, as the company seeks to strengthen its presence in the Egyptian real estate market.
The company sees West Cairo as one of Egypt’s major areas for urban and investment expansion, supported by the development of road networks and infrastructure and growing demand for integrated residential communities.
Marsoum said The Centeral Gate reflects its approach of developing mixed-use communities that combine residential, commercial, administrative, hospitality, medical and service components within a single development.
The company selected the Grand Egyptian Museum as the venue for the official launch of The Centeral Gate, with the event attended by Marsoum’s senior management, business leaders and media representatives.
The launch event featured Egyptian singer Tamer Hosny, while Lebanese broadcaster George Kordahi hosted the event. The event was organized by Strike Media.
