 Q1: Can you give us an overview of El Gouna’s size and current development status?

El Gouna spans 36.92 million square meters, integrating residential, commercial, recreational, and natural spaces along a 10-kilometer stretch of Red Sea coastline. As of the end of April, the town’s construction progress stands at approximately 58% of total landbank developed or under development, and we continue to move forward according to our planned timeline.

In Q1 2025 alone, we aim to deliver 410 new residential units to meet the growing demand. During Q1 2025, 96 units were delivered, with the remaining 314 units scheduled for delivery as planned. Our average selling prices increased by 56% in Q1 2025. In fact, we recorded EGP 12.4 billion in total real estate sales last year, an impressive 63.8% increase.

 

Q3: What makes El Gouna such a unique and attractive destination?

Q4: Can you tell us about the most recent real estate launch, Fanadir Shores?

Fanadir Shores is one of our most exciting new residential offerings, nestled beside La Maison Bleue Hotel, one of the most prestigious boutique hotels in Egypt, and Fanadir Marina. It’s designed to deliver a premium seafront living experience with open to sea lagoons, reflecting El Gouna’s ongoing commitment to luxury, comfort, and community.

The project consists of 7 residential buildings with a total of 57 units, ranging from two to four bedrooms, with an average size of 220 square meters. Delivery is expected within 2 years.

Fanadir Marina itself spans 30,600 square meters and can host up to 80 yachts. It features a vibrant 6,000 square meter commercial area with over 38 retail and dining outlets, and it’s fully integrated with the Fanadir Marina Signature Residence.

 

Q5: How is El Gouna evolving as a business and entrepreneurship hub?

El Gouna is fast becoming a business destination in its own right. We’ve developed multiple zones to support companies, entrepreneurs, and freelancers. The El Gouna Business District serves as our core hub for professional office spaces in a lively and connected environment.
