Murtaqa Developments Prepares to Announce New Project

on a Net Area of 210 Feddans

by Marwa Abo Almajd

Murtaqa Developments is preparing to announce its new real estate project, spanning a net area of 210 feddans on Ismailia Road, adjacent to MIU University, as part of the company’s strategy to deliver an integrated residential community centered on extensive green spaces and low building density.

The project is administratively located within the New Sheraton area of Cairo Governorate and El Nozha District. It is being developed entirely as a villa community, with only 12% of the land allocated to the built-up area, while 88% is dedicated to green spaces and open areas, creating a residential environment characterized by privacy, tranquility, and a high quality of life.

The project features a low residential density of only four villas per feddan, reflecting the company’s approach to developing a community with spacious areas, extensive greenery, and limited occupancy rates.

Eng. Ahmed Amin Massoud, CEO of Murtaqa Developments, said the project represents a new step in the company’s strategy, which focuses on developing integrated urban communities based on prime locations, high-quality planning, low building densities, and extensive green spaces, while partnering with a group of specialized companies and experts throughout the various stages of development.

He noted that construction works have already commenced at the project in cooperation with a select group of consultants and specialized companies, as part of Murtaqa’s plan to accelerate execution while maintaining the highest quality standards throughout the project’s various stages.

Dr. Ibrahim Saber, Governor of Cairo, attended the signing ceremony for cooperation agreements with the project’s partners and reviewed the project’s overall design and master plan, as well as its services and components. The ceremony was attended by MP Amin Massoud, First Deputy Chairman of the Housing and Public Utilities Committee at the House of Representatives, along with a number of company executives, partners, and consultants involved in the project.

Murtaqa is expected to announce the launch of the project’s commercial district in the coming period. The district represents one of the key components of the community and will provide a comprehensive range of services and commercial activities designed to meet residents’ needs.

Murtaqa Developments, one of Ashraf Group’s companies, focuses on developing large-scale mega projects aimed at delivering integrated residential and commercial communities, with an emphasis on high-quality planning, low building densities, increased green spaces, and partnerships with specialized companies throughout the development and execution stages.

The company’s new project is based on an integrated partnership model involving a number of specialized companies and experts across development, design, construction, operations, and marketing. This approach is intended to enhance the project’s quality from the initial planning stages through to operation.
