Phase One: The Nile Islands
Nations of Sky has launched the first phase of its landmark project, Jirian Nations of Sky, spanning 92 acres and including around 500 villas ranging from 186 to 1,000 square meters — designed to meet the diverse needs of villa residents.
On this occasion, Eng. Tamer Nabil, Vice Chairman of Nations of Sky for Urban Development — the master developer of Jirian City — stated that Phase One is based on a design philosophy combining modernity with the authenticity of Egyptian heritage. This is reflected in the colors, materials, and architectural features inspired by the Nile’s traditional buildings, while ensuring the highest finishing standards.
Tamer Abdel Shafi, Vice Chairman for Finance and Operations, confirmed that the company offers flexible payment plans with a 10% down payment (5% on contract and 5% one month later), emphasizing Nations of Sky’s commitment to top-tier quality and timely delivery. The entire project is scheduled for completion within five years.
Lamia El Sharkawy, Vice Chairman for Commercial Affairs, explained that Nations of Sky is launching the first island in Jirian — a 92-acre villa-only island offering ultimate luxury, privacy, and elegance. The villas are built on four terraced levels, each 7 meters higher than the next, ensuring that 90% of units enjoy water views.

Linking the Nile to the New Delta
Nations of Sky, master developer of Jirian City, highlighted that the New Delta Project represents an engineering marvel — lifting 10 million cubic meters of water from the deepest point of the Rosetta Branch through six pumping stations, channeling the flow through the city toward the New Delta — the future of Egypt’s agricultural expansion.
Eng. Tamer Nabil described the use of Nile water from the Rosetta Branch, before it meets the Mediterranean, as a first-of-its-kind project in the Middle East and Africa.
He added that the main goal of the New Delta Project is to secure Egypt’s food supply by cultivating 2.2 million feddans — equivalent to 25% of Egypt’s current agricultural land. The real estate component, Jirian, complements this vision by supporting regional development and integration with surrounding agricultural areas.

A World-Class, Fully Integrated City
Eng. Tamer Nabil explained that Jirian is located in New Sheikh Zayed, where the water channels from the Rosetta Branch transform into an open river across 2,200 acres of previously uncultivable land — now turned into a valuable urban asset integrated with the nearby agricultural landscape.
With its strategic location just 15 minutes from Sphinx Airport and 20 minutes from the Grand Egyptian Museum, Jirian is not just a residential city but a fully integrated destination aligned with the aspirations of future generations — offering a balanced, healthy environment combining comfort, luxury, and sustainability.
Tamer Abdel Shafi added that the Nile’s share within the project represents 22% of the total area. The development sits directly on Sheikh Zayed Axis and the Middle Ring Road, connected by an extensive network of internal and external roads, including a main city highway and a rear ring road.
He noted that the watercourse in Jirian was designed to emulate a natural river, with widths ranging from 60 to 240 meters. Developed with world-class architectural concepts and meticulous attention to detail, Jirian aims to become a landmark of urban innovation in West Cairo.
Abdel Shafi emphasized that Jirian is a mixed-use development featuring commercial centers, office buildings, educational facilities, international hospitals, luxury hotels, an entertainment city, a media district, and a Special Economic Zone. It will also include six mixed-use towers rising 260 meters high — the second tallest in Egypt and Africa.

A Sustainable Vision for the Future
Lamia El Sharkawy noted that Jirian is Egypt’s first eco-friendly residential city and a model for future urban development — contributing significantly to the national economy and sustainable growth.
She added that the city includes a marina for yachts, a Nile-side promenade, 11 villa islands in the middle of the Nile, residential buildings overlooking the waterfront, and a Wellness Island dedicated to health and wellbeing. The development also features villas and residences overlooking a world-class 18-hole golf course.
El Sharkawy emphasized that Jirian is built on the foundations of the New Delta Project, one of Egypt’s largest national initiatives. The Nile branch extends through Sheikh Zayed Axis into the heart of Jirian, designed as an eco-city based on a flexible, self-sustaining infrastructure. In addition to vast water bodies, green spaces represent around 30% of the master plan — with water and greenery together covering 50% of the total city area, achieving a unique and harmonious balance.
